Boulder Wants a Gigle from Google!

Google will announce their target community or communities by the end of 2010 for their ultra high speed Gig broadband network. Google’s ultra high-speed broadband networks; where will they be built? Boulder? New York? Hundreds of communities and hundreds of thousands of individuals across the country have expressed their interest in the project. If one message has come through loud and clear, it’s this: people across the country are hungry for ultra fast internet services.

Schizophrenic Spring

My first night in Boulder was in 1976. The wind howled at 145 mph and something called a Chinook wind was sweeping into town and melting all the snow.  There was a slight breeze coming through the house, even though all the windows were tightly secured.  It sounded like a freight train from my vantage point in my bedroom,  it was Spring! Trash cans passed me on the freeway doing way over the speed limit. I had thought I would come and buy a home in Boulder. I have never regretted that decision while also wondering what the hell had I gotten myself into.

I am so over winter. Boulder is an entirely different creature. Though Spring has arrived according to the calendar it has not arrived weather wise.  Or has it? I’ve gone to bed with pleasant spring-like weather, only to wake up to the bleakest conditions this side of  London. It’s as if Mother Nature is getting her kicks at my expense: “Michael’s only wearing a nice shirt and a sport coat today, let’s snow a foot and drop the temperature by 45 degrees and see how he likes that? Let’s see how he handles 70 degrees one day and 18 inches of snow the next with wind chill of -6,then back to 70. March can be a crazy month. Up and down and sideways and back down and then up again.

Ah but I am ready now with my extra overcoat in the car, an umbrella for rain, a scarf for cold bone chilling winds and my gloves.  And now it’s 70 again, no worries.  I love the Schizophrenic Rocky Mountain weather. As they say in Boulder “if you don’t like the weather were having, just wait 5 minutes, it’ll change.”

Housing Bubble Over?

Many analysts believe the housing market will continue to decline into the spring before bottoming out in April. After that prices will begin to stabilize, there will be a modest recovery for the balance of 2010. Also some analysts project national prices will increase 4.5% or more. If you exclude distressed sales, that appreciation grows to 5.6%.

Excluding distressed sales, the worst five states for year-over-year price declines were Nevada (15.1%), Idaho (9.4%), Florida (8.5%), Arizona (8.2%) and Wyoming (6.8%).

If you were going to buy a home in Boulder, you noticed most price declines in 2009. 2010 is much better and prices are stabilizing. Boulder is typically the first place there is appreciation and we are starting to see it already.

Private Investors and Foreclosures

Housing markets boasting luxury foreclosures are ripe for investors. The secret is to know a realtor who has relationships with area bankers and buy the properties before they are able to get out on the public market.  There are many legal details I won’t bore you with but the thing to do is find someone (like me) who knows the mid to high end market and all the legalities involved in purchasing these properties before they hit the market. Discretion is key. Buying a property this way will keep you out of bidding wars and of course “cash is king.” If you are looking to invest in Colorado or buy a home in Boulder, give me a call.

Foreclosures may increase in the next few months, as lenders foreclose on late loans that couldn’t be saved by modification programs (HAFA) or other means.

The best way to buy a foreclosure is with a realtor (that would be me) privately between bidders and bankers.

Realtors, who know foreclosures can do the homework and give knowledgable advice to investors. Investors are interested in the best price, and those are often foreclosures. Please leave a comment.

Cooking on the fly

Intuitive cooking. Looking in the refrigerator and knowing that you can create a fantastic over the top meal with the ingredients at hand.  There are NO rules. Knowing that adding a little fresh lemon juice or grilling pineapple with the salmon on the grill with a little garlic and olive oil will be de-lish. Grilling the garlic bread or putting a pizza on the grill at a low heat enhances the flavor and injects a smoky hedonistic feel to the palate. Knowing it is okay to grill a piece of chicken in Tamari and Pomegranite juice and to reduce the remainder in a pan with some lemon zest and pepper to give it a kick.

Create in the kitchen. Let it all go, pull it all together in to the best and most eclectic meal you have ever shared on the fly with friends and family. Involve the kids, they have the best ideas on what to add to make it taste even better and have fun.

When I think of cooking, I think and envision a picture I took long ago of a large Italian family sitting outside at a long table with friends, sisters, brothers, mothers in law, telling stories, drinking wine, talking to the kids, reconnecting with old friends and eating fantastic food for hours on end. The best!
