It really came to light the other day when, after much research, I had helped a seller put a reasonable price on their Boulder  home I am marketing for them. “Drive By”…bad Real Estate Photography

When a seller hires a Boulder real estate agent, they are hiring that person to market and sell their property.  So many agents ‘try’ to be photographers. Fantastic images are a key and integral part of a marketing plan.  It is so important that the photo come across well composed, crisp, properly lit and balanced.  Unfortunately many of the agents’ photos on the internet do not portray the property in its best light (no pun intended). You will see photos that are yellow, muddy, out of focus or glaring.

The Northern Colorado MLS (IRES) now allows 25photos to be entered for each listing.  I have a professional photographer that photographs all my Boulder Real Estate properties. I take the time to be at the listing when the photographer arrives and shoots.  All photos are optimized.  When you see a professional photo of the interior with a window view it is actually 2 photos merged for a clear inside shot as well as the view. My listings look professional because they are. Sotheby’s International Realty holds me to the highest standards of photography.  In this day, age and market you must have a visual tour done. You want to make sure that when your listing shows up on the 300+ websites I put it on that it will look professional and the guy or gal in Europe or California up at 2 am because they don’t know where they’re going to live, when they move to Boulder,  sees it as the best of the best, the creme de la creme and excellent photographs produced by a professional is the one way to make this happen.

Unfortunately not all agents have a professional photographer take photos of their properties and the proof is in the results. They continue to blunder through with bad photos. It’s a shame that many agents don’t use a professional photographer.

When listing your property to sell there are a number of questions you will want to ask:

  • What is the Marketing Plan and is it written, clear and concise so I know what I am getting?
  • Is the Marketing Plan truly Global?
  • Is the Brand globally and locally recognizable?
  • Is it clear which real estate websites my property will be on and how many?
  • Does the Realtor® have a clear market analysis based on nearby and recent comparables?
  • Do we get free staging for our property from a qualified decorator so it shows well?
