If you are looking to buy a home in Boulder you will notice very few new high quality listings for sale. Boulder real estate is heating up and as it does, the best way to find a new home is to find it before the competition (other buyers) can to drive the price up in a multiple offer situation. Time to Sell

It’s spring and homes show better in the spring than at any other time of year. Seasons are becoming less of an issue. January, February and March were some of my best months thus far since 1998.

Buyers for Boulder real estate are psyched to buy now. Buyers have taken to stealthing out sellers in neighborhoods, where nothing is for sale and at parties, ears perk at the merest hint of anyone thinking of selling.

Negative economic news continued to play a big part in the sluggish home sales during most of last year. People have pent up demand. The stock market has come back and buyers are feeling flush.

Bad economic news and massive uncertainty lowers consumer confidence. With all the negative economic news it tailspins buyers in to feeling little to no confidence. That is over in Boulder where buyers are abundant and houses for sale are few, driving prices up and bringing multiple offers on homes properly priced.

With consumer confidence on the upswing; interest rates historically low and unemployment decreasing; we have the perfect storm for Sellers. High-demand, low-inventory market gives sellers an edge.

These positive indicators combined with a drop in homes for sale at the end of 2011 and a decrease in unemployment may provide huge opportunities for sellers in 2012, provided their homes are priced right for the market.

Any major surprise on the economic front could change the picture, but regardless of the economic indicators, the best time to sell is when the time is right for you, the Seller.

Jobs Equal Healthy Boulder Real Estate

Boulder County is the most educated county in United States. There’s a high percentage of highly intelligent residents, which is its greatest asset for attracting and retaining strong employers and employees. Boulder real estate is healthy, a sure sign of good times coming. It’s all about jobs. Strong jobs equal strong Boulder real estate.

Numerous high tech businesses in the Boulder Valley Corridor are starting to hire. When I asked a local head hunter if there were going to be a lot of out of town people coming in she said “there seems to be a robust amount of talent available in the area right now.” Of course as time goes by the tech area will need more and more talent to feed the demand.

Many high schools in Boulder County offer special programs such as Skyline High School in Longmont that offers the Scientific Technology Engineering and Mathematics (STEM) program, a magnet component that prepares students to excel in science and math related fields. Also with the onset of the International Baccalaureate Program in numerous schools in the Boulder Valley; Boulder schools could help “grow” their own work force and provide opportunities for our children’s future by implementing similar programs in all schools.

Sell Your Boulder Home-11 Tips

1. Hire a Professional Realtor. This is no time to be navigating the rough waters of the Boulder real estate market on your own. You want someone who can help you truly price your home, bring in potential buyers, handle contracts, and market your home to the global masses. You can check to see if there have been any infractions with a Realtor by checking DORA (Department of Regulatory Agencies-Colorado/Search Licensees ).

2. Fully Disclose. Are you selling your Boulder home because it needs more work than you can handle? Are there infestation problems you’d rather not talk about? Whatever you disclose, the Realtor will have knowledge of and must disclose to a potential buyer.

3. Price it Right. Your Boulder home may sell the first week if priced properly and if you have to drop the price the result may be lower in the long run. The longer it’s on the market, the lower the price will be in the long run.

4 . Detach Emotions. This is a business transaction. Keep emotions in check.

5. Be Involved. Hire a local Boulder agent who will communicate with you at least one time per week and gives you regular feedback. Utilize that feedback to make changes or adjustments. Talk it over with your Realtor.

6. Stage your Home. Staging is a perfect way to help buyers see the true potential of each room. Buyers have to understand the purpose of each room and staging can help clarify that. Tone down your own style and pack away any clutter or extraneous decor.

7. Don’t Hang out. During showings or an open house. Resist the urge. This will make it very uncomfortable for buyers. Leave the premises.

8. The Next Step. Get ready because here comes the offer. Renting or buying what is your best option at this point? Start early!

9. Be Flexible. It’s no secret that today’s Boulder luxury and Boulder real estate market can be challenging for many sellers. Don’t compromise on your bottom line, but understand that you must be willing to negotiate.

10. Understand your Marketing Plan. Understand what you are getting for your money. What kind of internet exposure, media coverage and global presence will you get? A marketing plan should be clean, clear and will drive the buyers to your property’s website.

11. Positivity. Don’t get discouraged. A buyer will come.

Boulder Neighborhoods 105

Boulder Neighborhoods 105 the Outback (be sure to check out Boulder Neighborhoods 101-104 Blog Posts).

If lower taxes, a shorter commute to Denver or Fort Collins, more house for your money and great panoramic views are your thing. This may be just the Boulder real estate ticket for you.

Erie started out as a coal mining town and a small train hub town. This was one of those out of the way towns where there was no church so it brought on a parade of traveling preachers. One such preacher was Reverend Richard Van Valkenburg, civic leader and founder of Erie, Colorado. Since then communities have grown from Arapahoe Ridge, Erie Village and Vista Ridge a golf course community.  Homes range from $250K-over $1 million.   The style ranges from Victorian in Erie village to contemporary in Vista and Arapahoe Ridge.

Schools in Erie are Blackrock Elementary, Erie Middle and Erie High School.

Frederick in the early 1900’s this was a coal town. Firestone has grown up and is one of the fastest growing municipalities in the past 10 years on the front range. The over view of these two communities is that you get a great deal of house for your money. 10 reasons to move your business to Firestone.  This is a fiercely independent community and one that bears a second look if you are a commuter north, south, east or west. Taxes are lower and houses abundant with panoramic views of the front range.

Schools serving Frederick and Firestone are Frederick Elementary, Coal Ridge Middle and Frederick High School and Fort Lupton High School

Dacono is a small town with a bigger town feel. Houses are abundant and in many price ranges, parents looking for low student teacher ratios will find that here. Along with spectacular views of the Rocky Mountain chain.  Butler Elementary, Fort Lupton Middle and Fort Lupton High School

Fort Lupton is a rural community situated in southern Weld County along the banks of the South Platte River. The town anchors the eastern side of a triangle with Boulder and Longmont, and is conveniently close to two of Colorado’s major highways. A drive to Denver’s International Airport takes only 30 minutes. Houses are priced lower and with lower taxes and low student teacher ratios this is a great place to call home.

Boulder Neighborhoods 104

Boulder Neighborhoods 104 (don’t forget to check out my previous blog; Boulder Neighborhoods 101-103)

Rock Creek community masterplanned and embracing homes built for the most part by Richmond. There are also a few gated communities and custom homes within. Rock Creek is located bordering the Flatiron Crossing Mall. Right across the highway from Louisville and very easy access to the Boulder/Denver Turnpike (Highway 36).

Good value and a large selection of newer homes in a wide bandwidth of prices. 594 acres of parks, greenspace and open space. There are free community pools, parks with playgrounds, baseball, soccer and football fields. Miles of groomed paths, ponds, greenways, pocket parks and great schools in the area. Great shopping is abundant and nearby.

Schools in the area are Eldorado Elementary/Middle and Superior Elementary.

The little town of Louisville has been voted for many years by Money Magazine and Fortune to be the quintessential best little town in America in which to reside. Only ten minutes from Boulder and twenty minutes from Denver the options are wide open and the commute is non-existent. The views and paths for bike riding, walking and running are numerous. Surrounded and intermingled with 1,700 acres of open space. The music festival located on Main St. in the downtown pavilion is world class. The town has a history of great little restaurants dotting the Main St area as well. The farmers market is second to none and homes are still pretty reasonably priced whilst holding value. Quality of life is what it’s all about in Louisville.

Schools in the area are Louisville Elementary and Louisville Middle School.

Lafayette is located just north of Highway 36. Waneka Lake, Indian Peaks Golf Course Community; just a few of the neighborhoods within Lafayette.  Lafayette is and interesting mix of old and new. It doesn’t have a clear focus of which direction it wants to go. There are homes available in a very wide range of price. Great views, trails and the Bob L. Burger Recreation Center that sits on 14 acre City Park. Ease of access to the Boulder/Denver Turnpike.

Schools in the area are Alicia Sanchez Elementary and Angevine Middle School. Also Peak to Peak Charter School

Broomfield is located further east and a little south of Lafayette and east of Louisville along the Highway 36 Boulder/Denver Turnpike Corridor.  A scenic trail connects the Stearns Lake and the Josh’s Pond on the west side of town. Broomfield doesn’t really have a clear cut city center. Broomfield is home to some of the cutting edge leaders of high tech. Broomfield abounds in trails, parks and it is home to some of the best youth sports programs in the area. The suburbs can be in the older areas or newer such as the Broadlands. Homes are available in a wide array of price.

Schools in the area are Aspen Creek Elementary/Middle and Legacy High School

Boulder Neighborhoods 103

Boulder Neighborhoods 103-An Introduction-Check out 101 and 102

Old North Boulder is bridled on the north by Iris and on the east by 19th St, on the south by Balsam and on the west by Broadway. Right in the thick of Boulder real estate without the Newlands price tag. Big trees, quiet, some views of the foothills, some scrapers and numerous renovations and still renovatable properties. Parks, Iris gardens, North Boulder Rec Center and the rather large community gardens all within walking/biking distance of Ideal Market, Vics Espresso, Rada,  Breadworks, Safeway, Buddha Thai Cuisine.

Schools in the area are Crestview Elementary, Foothill Elementary, Columbine Elementary and Casey Middle School

University Hill is bordered by University on the north border and some believe it actually goes to Arapahoe as the north border, Broadway is the eastern edge and 9th St as the western border and then to the south where it completes at Baseline. If you go further south you will start to discover Chautauqua Park. As you head west of Uni Hill it becomes slightly more tranquil. Building here started in the 1800’s up to the 1950’s. Many homes being restored to their former splendor. Some homes being scraped for newer construction. Near world class hiking, climbing, scenery and numerous cultural events being held at Chautauqua auditorium from classical to rhythm and blues. University Hill is tough to beat for a continuing strong investment with a highly desired location.

Schools in the area are Flatirons Elementary and Casey Middle.

Martin Acres is Boulders’ beloved triangle for Boulder real estate bordered by Table Mesa  on the south to Highway 36 Turnpike  to the East and Broadway to the West. What is often called affordable Boulder because you can still buy in for around $400,000.   Residents often gather to celebrate community events, pitch in and help each other with philanthropic projects or wave to one another while cycling on the Bear Creek Bike Path. Convenient, quiet and secluded neighborhood.  Surprisingly great views from many homes’ vantage point.  Shopping is nearby and if you commute to Denver or Golden or want to ski in any of the majors this is very convenient.

Schools in the area are Creekside Elementary and Manhattan Middle School.

South Boulder is considered Table Mesa to the North and Broadway to the east all the way up to the foothills. A large area with older homes, new builds, newer homes, and wonderful views. Some affordable Boulder real estate homes ready to renovate. Easy access to numerous  trails. Because of the Bear Creek Elementary school this is a hot area with parents that want to get there children in to the Bear Creek School district. Convenient, quiet, secluded however close to all amenities. Fantastic up close and personal views of the Flatirons.  Shopping is nearby and if you commute to Denver or Golden or want to ski in any of the majors this is very convenient.

Schools in the area are Bear Creek Elementary and Southern Hills Middle School.
