When a seller hires a Boulder real estate agent, they are hiring that person to market and sell their property. So many agents ‘try’ to be photographers. Fantastic images are a key and integral part of a marketing plan. It is so important that the photo come across well composed, crisp, properly lit and balanced. Unfortunately many of the agents’ photos on the internet do not portray the property in its best light (no pun intended). You will see photos that are yellow, muddy, out of focus or glaring.
The Northern Colorado MLS (IRES) now allows 25photos to be entered for each listing. I have a professional photographer that photographs all my Boulder Real Estate properties. I take the time to be at the listing when the photographer arrives and shoots. All photos are optimized. When you see a professional photo of the interior with a window view it is actually 2 photos merged for a clear inside shot as well as the view. My listings look professional because they are. Sotheby’s International Realty holds me to the highest standards of photography. In this day, age and market you must have a visual tour done. You want to make sure that when your listing shows up on the 300+ websites I put it on that it will look professional and the guy or gal in Europe or California up at 2 am because they don’t know where they’re going to live, when they move to Boulder, sees it as the best of the best, the creme de la creme and excellent photographs produced by a professional is the one way to make this happen.
Unfortunately not all agents have a professional photographer take photos of their properties and the proof is in the results. They continue to blunder through with bad photos. It’s a shame that many agents don’t use a professional photographer.

7. Reason number seven your home is not selling is you have an inept listing agent. The agent doesn’t screen potential buyers to see if qualified. They have no idea when the best time of year is to put your type of home on the market, what % of homes sold in your area in your price bandwidth, how many buyers are in the market, in your price range, or how many months of inventory are currently on the market. They are not internet savvy and there is no written global marketing plan. They do not give you feedback immediately after showings and communication may be lacking. They have no intention of doing any more than the 3 P’s. PUT a sign in the ground, PLACE it in the MLS and PRAY it sells! Call me for an appointment. 6. Reason number six your home is not selling is, there is a Surplus of homes on the market and yours is not the best in the price bandwidth. What to do? Talk to me to find out the quantum number of buyers in the market around your price bandwidth and if you are properly priced for your demography. If you’re trying to sell in a flat market, you’re not only competing against all pre-owned homes in the same demographic but also vacant new construction as well.
5. Reason number five your home is not selling is Ineffective marketing. Do you have a written marketing plan? I do. Computers and the Internet also have changed the face of real estate. According to the National Association of Realtors, today more than 89% of all home buyers start their search on the internet. The best real estate agents are computer-savvy. Having your listing on numerous websites is a particular boon when working with an out of town buyer who is up at 2 am in southern California and can’t sleep and is surfing the internet because he was just transferred here to be the new CEO of Google in Boulder. Suffice it to say that if your real estate agent isn’t listing your home online through the company web site, the local MLS, and numerous other internet sites (at least 50-100 well known and branded websites) you may not be getting the exposure necessary to find a buyer.
