With the population growing, the number of home owning households in our country typically rises by about 1 million a year. In the 1980’s we faced another obstacle as interest rates rose to a little over 18%. Can you say “assumable” and “cash?” From 2005 to 2010 the number of homeowners did not grow. In the meantime during that period the population grew by 13 million people. We are currently at a sustainable level of 66% home ownership and most likely never see 69% home ownership fueled by subprime and poor lending practices ala Fannie Mae and Freddie Mac.
Given the population growth and the forecast for population growth over the next several years and that manufacturing has been recovering nicely, companies are flush with cash, consumer confidence has rebounded, jobs are being created and the stock market has done an about face bullishly recovering. Rising rental costs will tip more renters in to home ownership.
Put all these factors together and this is what we will see; existing home sales are projected to rise 8 percent to almost 5.3 million units nationwide.
Boulder real estate is already experiencing increased buying power in the area especially in Boulder proper and it looks like it is going to be yet another record year for sales of existing homes in the Boulder real estate and the Boulder luxury real estate market.

Generally I have always avoided Valentines Day like the plague. I typically would never arrange a date on the weekend prior to or whenever you were ‘supposed’ to ‘celebrate’ Valentines Day. Too much pressure, she might get the wrong message when in fact we are just dating. My neck tightened at the mere thought of Valentines Day and how I would strategically avoid it this year. After divorce then dating for ten, yes ten years, I gave up. I thought well I will just be alone and I’m okay with that. About 9 months in to that scenario, I went to a Holiday party with no expectations at a friends’ house on Pine St. I saw a wonderful woman across the room. I started talking to her and acted like I knew her (I had found out what her name was from a friend), but she saw through my very clever ruse. Hmm cute and smart. I got her email address and held off contacting her for a couple weeks. When we did finally meet for “tea” I was pleasantly surprised. Cute, smart and normal as in not crazy. I was no longer going to get away with texting “u r gr8 let’s m8”
Well turns out now 2 years after meeting my girlfriend, Valentines Day is a fun holiday and also a great reason to drink wine and have great conversations. Have a great Valentines Day and enjoy the journey.
Happiness is a choice and Joy is a journey.

Within 6 months I had dropped 40 pounds. Yikes!

We know the benefits of working out on a regular basis and how it enhances our longevity and our happiness.

While my children were born in Boulder, Colorado they are scattered throughout the U.S. They love to coming back to Boulder, to see the Star on Flagstaff Mountain during the holidays and to enjoy all that Boulder has to offer. Both my children are balanced, eat well, work with inspiration and workout. They know the benefits as I have modeled that behavior most of my life.

Even our storms and cold weather don’t last that long. -17 one day gives in to a beautiful 50 degree day in February.
